Why is Facebook No Longer Working for You?

If you've been using Facebook to promote your real estate business or connect with customers in Uganda, you may have noticed something frustrating, it's just not working like it used to. Your real estate posts aren't reaching as many people, engagement has dropped, and even paid ads don't seem as effective as before. So, what's going on?

1. Facebook's Algorithm Has Changed (Again!)

Facebook constantly updates its algorithm, and over the past few years, organic reach has taken a serious hit. Remember the days when you could post something and most of your followers would see it? Well, those days are long gone. Now, Facebook prioritizes posts from friends and family over business pages. If your content isn't getting likes, shares, or comments quickly, it gets buried in the feed.

What can you do?
  • Focus on creating engaging content that sparks conversations.
  • Use Facebook Stories and Reels, these tend to get more visibility.
  • Encourage followers to interact with your posts (ask questions, run polls).
2. More Businesses = More Competition

Uganda's digital space has grown, and with more businesses running Facebook pages, the competition for attention is fiercer than ever. If you're relying on the same old strategy you used five years ago, you'll struggle to stand out.

What can you do?
  • Invest in quality visuals and videos, blurry images and boring text posts won't cut it.
  • Consider Facebook Groups, these are still powerful for engagement.
  • Run targeted ads instead of hoping for organic reach.
3. Paid Ads Are Getting Expensive

Boosting posts used to be a game-changer, but have you noticed that your ad budget doesn't go as far anymore? That's because Facebook ad costs have risen, and competition is driving prices up. If you're not using a well-optimized ad strategy, you might be wasting money.

What can you do?
  • Use retargeting ads to reach people who've already interacted with your content.
  • Test different ad formats (carousel ads, video ads, lead generation ads).
  • Don't just "boost" posts randomly, set up proper ad campaigns in Facebook Ads Manager.
4. Facebook Restrictions in Uganda

Let's not forget the government restrictions that have affected Facebook usage in Uganda. Since early 2021, access to Facebook has been limited, forcing many users to rely on VPNs. This has significantly reduced local engagement, as not everyone is willing to go the extra mile to access the platform. Additionally, targeting the right users has become more challenging since VPNs mask users' actual locations, making it difficult to reach them based on their true geographical area.

What can you do?
  • Diversify your social media presence, don't put all your eggs in the Facebook basket.
  • Explore platforms like TikTok, Instagram, WhatsApp Business, and even local social media platforms.
  • Build an email list so you can reach your audience directly.
5. People's Attention Has Shifted

Let's be honest, Facebook isn't as "cool" as it used to be. Many Ugandans, especially the younger generation, are spending more time on TikTok, Instagram, and YouTube. If your audience is moving, you need to move with them.

What can you do?
  • Repurpose your content for different platforms.
  • Experiment with video content, it performs better across all social platforms.
  • Stay updated on social media trends and adapt accordingly.
My Final Thoughts

Facebook isn't dead, but it's definitely not the same powerhouse it used to be, at least not for free. If your business is struggling to get results, it's time to rethink your strategy. Engage with your audience differently and explore other powerful real estate platforms to promote your listings to the right target audience. Consider platforms like Real Estate Database (RED), Lamudi Uganda, Realtor Uganda, or the RED App. Most importantly, don't rely on just one marketing channel, diversify to stay ahead.
